The BB- rating for ADLER is driven mainly by an adequate business risk profile, benefitting from the size achieved in a fragmented and low-risk German residential real estate market. However, the relatively high leverage constrains the rating.

This rating action follows Adler’s offer on 16 February 2015 to acquire Westgrund AG for EUR 0.4 billion.

Scope Ratings has downgraded the Hamburg-based real estate company Adler Real Estate AG (Adler) Corporate Issuer Credit Rating (CICR) to BB-. The outlook on the CICR is stable.

Die Herabstufung wird insbesondere mit der im Jahr 2013 auf 71% (2012: 33%) gestiegenen Loan to Value Ratio begründet. Der Anstieg ist auf Akquisitionen in 2013 zurückzuführen. Scope erwartet mittelfristig keine signifikante Reduzierung der Verschuldung.

Die Eigenkapitalquote der Adler Real Estate AG („Adler“) ist im dritten Quartal 2013 auf 23% gesunken (Vorjahr: 60%). Dies wirkt sich grundsätzlich negativ auf die Bonität der Adler Real Estate AG aus.
